Public Hearing Invites Input on Baxter 80 Annexation and Zoning Plan

In an effort to accommodate Bozeman's growing population and housing needs, True North Partners LLC has proposed the annexation and rezoning of an 82-acre tract of land, located between West Oak Street and Baxter Lane, into the city limits. This move comes as part of the city's broader strategy to create a sustainable, urban neighborhood as outlined in the 2020 Community Plan.

The proposed development, currently in agricultural suburban zoning, is poised for a transformation into a mixed-use area that includes residential and possibly non-residential uses. This aligns with the city's Future Land Use designation, aiming to foster a compact and walk-able neighborhood.

The application details reveal plans for minor subdivision into five lots totaling 82.042 acres, pushing for a mix of R-4 and R-5 zoning to accommodate a variety of housing types and some commercial activity.

Public hearings regarding the Baxter 80 Annexation and Zone Map Amendment have been scheduled to facilitate community engagement and discussion.

The Zoning Commission meeting is set for this evening, February 5, 2024, at 6:00 PM, followed by the City Commission meeting on February 27, 2024, at the same time. Both meetings will be held at City Hall, located at 121 N. Rouse Ave.
