As first reported by the Bozeman Real Estate Group, the proposed development of 801 N. Wallace Ave has been approved.

"Missing middle" housing was the narrative behind this project according to the documents submitted to the city over a year ago. Adam Martin, project architect, wrote that, "Wallace Works seeks to address an urgent and growing need for attainable housing in Bozeman while embracing the mixed-use and diverse architectural character of the Northeast Historic Mixed-Use (NEHMU) district."

That same proposal says it will "provide 58 dwelling units including 5 live-work units for entrepreneurs and artists, 11 rowhomes, and 42 apartments above street level" and includes 213 above ground parking spaces with a mix of residential and public parking.

For an area that can be quite congested, the parking likely serves as a reprieve to the existing residents & businesses.

Nest Partners, the development firm behind past projects such as the Rialto and Lark Motel, is steering the development of Wallace Works.

We'll keep a close eye on this, providing updates on its progress, including details about the expected completion timeline and pricing for the apartments.
